Utah Lien Deadlines
Preliminary Notice
20 daysFiling required within 20 days of starting work. If the notice filed on the registry is late (21 days from start of work or later), the claimant is penalized, and lien rights begin 5 days AFTER submitting the pre lien on the registry.
Mechanic's lien
90-180 daysMust be filed within 90 days of a Notice of Completion or within 180 days of last work if no Notice of Completion is filed. Enforcement must be initiated within 180 days of lien filing. Mechanic's liens cannot be extended in Utah.

In Utah, parties supplying labor or supplies to the contractor or its subcontractors can file suit on a payment bond. Notice must be given within 90 days of last work. Suit must be filed after 90 days, but within 1 year of last work.
